A. - Off-Street Parking.

    Minimum Required Parking Spaces:

    (a)

    Single-family dwelling—two spaces; two-family dwelling—two spaces per dwelling unit; multiple-family dwellings—two spaces per dwelling unit.

    (b)

    Automotive or mobile home salesroom or open sales area—one space per 125 square feet of floor area in a building and one space per 1,000 square feet of outdoor sales area, plus one space per employee.

    (c)

    Automobile service or filling station—one space per pump and two spaces per bay, plus one per employee but not less than five spaces, not counting pump area. If use is in conjunction with a convenience store, calculations must also be made for the store.

    (d)

    Banks and financial institutions, including drive-up facilities. One space for each 300 square feet of total building floor area. Drive-up windows shall have five queuing spaces in addition to one space at the service window. The number of queuing spaces may be reduced by 20 percent for each additional window provided; however, there shall be at least two queuing spaces at each window.

    (e)

    Boarding or lodging house, fraternity, sorority or student cooperative—one space per bed.

    (f)

    Bowling alley—five spaces per alley plus one per employee, plus any required for restaurants, lounges, etc.

    (g)

    Business or professional office—one space for each three hundred square feet of total building area plus one for each employee.

    (h)

    Business or commercial school—ten spaces per classroom, plus one per employee.

    (i)

    Car wash—five spaces per washing unit, plus one per employee.

    (j)

    Cemetery—one parking space per acre.

    (k)

    Church, temple or place of worship—one space per four seats in the main place of assemble.

    (l)

    College or university—ten spaces per classroom plus one per employee.

    (m)

    Commercial parking lot or structure—one additional space per employee.

    (n)

    Commercial recreation enterprise, private recreational development—one space per 200 square feet of floor area, plus one per employee.

    (o)

    Commercial riding stable—two per stall.

    (p)

    Convenience food stores—one for each 300 square feet of total building area plus one for each two and one-half seats of on-site seating, but not less than ten. Service areas at gas pumps shall not be counted as parking spaces.

    (q)

    Country club, golf club, institution, private club or lodge—one space per 200 square feet of floor area plus two spaces per hole for all golf courses.

    (r)

    Dancing academy—one space per 100 square feet of floor area.

    (s)

    Drive-ins and fast food operations—one space per 75 square feet of floor area, but not less than ten. For drive-thru services, each window shall have six queuing spaces in addition to one space at the service window. The number of queuing spaces for drive-thru service may be reduced by 20 percent for each additional window provided; however, there shall be at least two queuing spaces at each window. For pick-up service, each window shall have three queuing spaces in addition to one space at the service window.

    (t)

    Farm or agricultural activity, commercial feed lot—three spaces.

    (u)

    Food service establishments, including grocery stores, supermarkets, meat markets, delicatessens, bakeries, and cold storage locker establishments, one space per 200 square feet of floor area plus one per employee.

    (v)

    Golf course—forty spaces for every nine holes.

    (w)

    Government building—one space per 300 square feet of floor area.

    (x)

    Greenhouse, commercial—one space per 1,000 feet of floor area, one space per 300 square feet of outside sales area and one per employee.

    (y)

    Home occupation—one additional space, and for a professional office in residence of practicing professional person—one space per 100 square feet of areas devoted to office.

    (z)

    Hospital, nursing, retirement or convalescent facility—one space for each bed, plus one space for each employee on the main shift.

    (aa)

    Indoor theater—one space per four seats.

    (bb)

    Industrial use—one space per employee.

    (cc)

    Laundry, tailor or pressing shop, cleaning, shoe repair, and all repair shops—one space per 250 square feet of floor area.

    (dd)

    Mineral extraction, utility substation, radio station, etc.—one space per employee.

    (ee)

    Medical or dental office—one space for each 250 square feet of total building floor area, plus one per employee.

    (ff)

    Mobile home in mobile home park—two spaces per mobile home.

    (gg)

    Mortuary or funeral home—one parking space for each 50 square feet of floor area in slumber rooms, parlors or individual funeral service rooms, or one for every four seats of capacity, whichever is greater.

    (hh)

    Motel, hotel or tourist home—one space for each sleeping room or suite and any for restaurants, lounges, meeting rooms, etc.

    (ii)

    Nursery schools, day care centers—one space for each employee and staff member plus one for each five children.

    (jj)

    Outdoor theater—one additional space per employee.

    (kk)

    Passenger station—one space per three employees plus one space per seat in waiting room.

    (ll)

    Personal services, including barber shops, beauty shops, reducing salons, rental agencies and photographic studios—one space per 300 square feet of floor area.

    (mm)

    Plant nursery—one space per 200 square feet of retail floor area.

    (nn)

    Practice golf driving range—one space per tee, plus one per employee.

    (oo)

    Private school—one space per staff member plus one space per eight seats in the main auditorium.

    (pp)

    Public or private park or recreational facility—one space per acre plus one space for every 2,000 square feet of athletic land plus one space for every 400 square feet in any building.

    (qq)

    Public or private utility substation, exchange or transmission line, radio or television tower—one space plus one space per employee.

    (rr)

    Restaurant, tavern or night club—one space per 100 square feet of floor area.

    (ss)

    Retail stores and services, including drug stores, hardware stores, stationery, news dealers, showrooms, apparel shops, flower shops, gift shops, antique shops, department stores, etc.—one space per 300 square feet of floor area plus one space per employee.

    (tt)

    School of general education and kindergarten—one space per staff member plus one space per four seats in the main auditorium.

    (uu)

    Shopping mall or center—all areas to be calculated on their separate uses, plus one per employee.

    (vv)

    Skating rink, billiard room, dancing academy, recreation—one space per 100 square feet of floor area.

    (ww)

    Stadium, coliseum, or places of assembly—one space for every four seats.

    (xx)

    Tourist home—one space plus one space per rental room.

    (yy)

    Wholesale storage, warehouse or similar establishment—one space for each 500 square feet of floor area, with one space for each 1,500 square feet of floor area to be paved on building construction. When required, area reserved for future parking will be paved upon receipt of written order from the Building and Zoning Administrator.

    No on-street or public parking spaces may be used in calculating the space requirements of this subsection.

    In the event the use of the property will result in a need for more parking spaces due to a high volume of traffic, then the Building and Zoning Administrator in consultation with the City Administrator shall refer the matter to the Planning and Zoning Commission for a determination of the appropriate adjustment upward of the above space number.
